Must be located with 20 Kilometres of Anchor Infrastructure.
Must be close to public transport, rail, buses, major arterial road links.
Must be land and new construction project.
Must have high-quality construction, finish, and inclusions.
Each specific property design and feature list must have strong rental demand.
The area must have a continued strong rental demand.
The area must have identifiable support for above-average growth.
Highest negative gearing advantage.
Must have high-standard finishes.
The contract price should be within 3% of a licensed bank valuation.
Bank and Insurance Co approval.
Minimum population of 100,000 in the region.
Must be located in or near areas of high employment.
Strong street appeal with spacious living areas.
Ready to move into with phone connection, TV aerial, fly screen to windows, drive ways, clotheslines, storage, car accommodation, and window coverings
Where covenant allows predominately block or brick construction.
Must be close to waterways or beaches, where appropriate.
Easy Access to complementary infrastructure.
Schools, daycare and other educational facilities must be within 5klms
Cash flows for each property should be matched against investors’ specific and anticipated income and equity position.
